Brief

Acting for the Tenants, the Landlord had served the Schedule of Dilapidations in advance of lease expiry. Cornerstone were appointed to look to reduce the cost of the dilapidations being claimed.

The Role

Cornerstone undertook a dilapidations inspection for the client to review the Landlord's claim. Given the high costs of the potential financial settlement from the Landlord, Cornerstone recommended that the Client appoint contractors and undertake the works before lease expiry.

Subsequently, Cornerstone were appointed as the contract Administrators, and the project was tendered. Contractor appointed, and the works competed to meet the tight program before the end of the lease.

Project Outcomes

Cornerstone completed the works and returned a refurbished suite back to the Landlord ready for the incoming tenants. The cost saving to our Clients was in excess of £30,000.
