As Tenants of the property, the Charity Philippines Community Fund (PCF) engaged us to assist following the issue of a Terminal Schedule of Dilapidations from their Landlord. We met at the site and reviewed the Schedule, then confirmed which of the items were legitimate and could be claimed. The Client decided to undertake the works themselves and we were able to provide advice on the extent of the works, as well as notifying the Landlord of the current position.

The works were completed to a good standard before the end of the lease, and following a joint inspection with the Landlord were signed off. By having the works undertaken by themselves, the client were financially better off than having to negotiate and settle the dilapidations. There was an added advantage of leaving the property at the end of the lease with no claim having to be settled. Steve Burnett of PCF commented that “MMJ were professional, prompt, efficient, knowledgeable and quite frankly fantastic at their job. Their representation saved us a significant amount of money and brought the matter to a swift and fair conclusion”.

Instructed by V&F Sheetmetal, who were looking to make the long leasehold purchase of 13,000sq ft industrial unit as part of their move from a number of units in an adjacent site in Fareham and rationalise their property portfolio. Our report highlighted a number of areas of work that would need to have to be undertaken by the current landlord before the deal could proceed.

This included the removal of fixtures and fittings, infilling of the floor and works to make good the roof following the removal of flues. As part of the report we also included a maintenance plan for a period of 10 years to assist the client with their ongoing works to be the property in good order.

Following the settlement of the dilapidations with the outgoing Tenants, the Landlord Anarchy Hour instructed us to undertake a full refurbishment of the 4 storey Grade 2 Listed Building in Bristol for conversion for use as Serviced Offices.

Works included the replacement of the boiler, additional insulation to the roof void and more efficient light fittings, plus the replacement of carpets, full redecoration throughout and upgrade of the panelled timber office doors to 30 minutes fire resistance. Discussions were held with both the Local Authority Fire Officer and Conservation Officer on the extent of the works and the necessary approval achieved.

Acting on behalf of AJP Partnership, we were instructed to act as Project Monitoring Surveyors on the construction of their new offices in Clevedon. Our work allowed for providing pre-contract advice on the project prior to the work commencing on site, including a review of the design documents and the statutory obligations.

The works were to be undertaken by the Freeholder of the site with our Client moving in once complete from their current premises. Once the site works had commenced, we undertook regular inspections including checking construction details reviewing programme and updating the Client. Final inspection included the snagging works before Practical Completion.

Acting on instructions from Linden Homes (Southern), we were appointed as the Party Wall Surveyors in respect of their development of the former Gales Brewery in Horndean. Our role involved the service of Party Wall noticed on two adjacent properties including the Public House and the Post Office, preparation of Schedules of Condition as a record of the condition and obtain approval for the works to commence in line with the Party Wall etc. Act 1996.

We also undertook an inspection and prepared a Schedule of Condition of the adjacent pavements and roads as part of the Section 278 works, which could then be issued to Hampshire County Council.

Acting on the instructions of the Landlords Agent, Willowbrite, we were instructed to prepare a Terminal Schedule of Dilapidations on the unit. Once the Schedule had been prepared and served on the Client, they decided to undertake the works before the end of the lease. Our role from this point was to monitor the works being undertaken by the Tenant and to ensure that they were being undertaken in line with the Schedule and the lease covenants.

As part of our final inspection, we reviewed the quality of works and obtained all necessary documentation including electrical test certificates. The advantage of the Tenant having the works completed before the end of the lease is that is was ready to be placed back on the market.

We were instructed to undertake the inspection by Interpost of a 6,100sq ft industrial property in Slough, prior to the agreement of a new 5 year lease. Instructions were to review the condition of the property with a view to highlighting any issues or defects with the building fabric. As part of the report, we noted that the current metal gutters were in poor order and leaking. This lead to the Landlord undertaking some re-lining of the gutters and some additional roof repairs before the start of the tenancy and as per of the dilapidation claims at the conclusion of the lease.

Acting on behalf of Marine Gate Management, we were instructed to act as Contract Administrators on the refurbishments of the Listed Building complex forming what was formerly known as Eastney Royal Marine Barracks in Southsea. Our work included creation of the specification and the schedule of works (SoW), tendering and post contract monitoring of Cost, Quality and Time. Advising on statutory obligations and providing the necessary conservation advice for work undertaken to listed buildings.

Having identified suitable Contractors, Cornerstone Building Surveyors established suitable start and completion dates overseeing refurbishment works to Gunners Row, Fort View house, Drill House and Colonnades. Cornerstone Building Surveyors undertook regular inspections including checking construction details reviewing the programme and updating the Client. Final inspection included the snagging works before issuing Practical Completion.
